Information for landowners

We need to understand who has a legal interest in the land in and around the areas we’ll assess as part of our project.

While much of the information we need is available on public registers, we’ve appointed land referencing firm, Ardent, to contact individual landowners to verify the publicly available information and ensure we have made best efforts to identify landowners.

Ardent will also assist with contacting landowners and occupiers to arrange access for any non-intrusive and intrusive surveys we may need to carry out before we start our work.

Our commitment

We’re committed to working closely with land and property owners and occupiers as we develop our programme for the refurbishment of the overhead line between West Burton and Ratcliffe-on-Soar. We’ll keep you updated as the Project progresses and encourage you and your professional representative to get in touch with any queries or concerns you may have.

Land referencing

Land referencing is an important process, ensuring that everyone with a legal interest in land has an opportunity to engage with us regarding the Project.

We’ve identified parties who we believe may be affected by the Project based on Land Registry Data and we’ve appointed a land agent, Ardent Management, to verify the publicly available information. This is to ensure that the information we have is up-to-date and to confirm the current occupation of the land.

Access for surveys

We’ve carried out a number of surveys and we’ll continue to do so over the coming months. These will help us better understand the local environment and the potential effects of our Project.

We’ve requested permission from the relevant landowners or occupiers to access private land to carry out surveys. We hope that we can agree access to land voluntarily. Allowing National Grid access to land doesn’t stop anyone with a legal interest in the land making representations about the Project at any time.

We always seek to agree voluntary survey access and our land agents will make every effort to do so. However, where voluntary access can’t be agreed, we’ll consider whether to use the relevant legal powers to undertake the necessary surveys.

Frequently asked questions

If you’re a landowner or occupier, you should direct any further queries to the projects appointed land agents, Ardent. You can email them at [email protected] or call 0203 092 3162.

If you have received a letter from Ardent, the project’s appointed land agents, please respond directly to this letter. The letter may request initial survey access and outline information regarding the ownership, occupation and use of your land.

If you think your land may be affected by our proposals, please contact our land agents for our project, Ardent. You can email them on [email protected] or call 0203 092 3162.

If you’ve been contacted by our land agents, Ardent, it’s because your property/land is located in the vicinity of our refurbishment works. Ardent is coordinating engagement with owners and occupiers on behalf of National Grid Electricity Transmission for this project. Please respond to any correspondence to ensure that we have a full understanding of your related land interest.

We're required to undertake a range of engineering and environmental surveys to inform the development of our project. If we require access to your land, our land agents, Ardent, will contact you. These surveys will be undertaken by National Grid Electricity Transmission’s appointed contractors to assist in identifying and understanding any engineering and environmental constraints that may affect our refurbishment project.

We have wayleaves and easements covering the existing overhead lines and these provide us with access to retain, repair, replace, maintain and remove existing infrastructure.

We’ll be in touch with any landowners to discuss access that may be required during construction.

This will largely depend on the location and type of construction activities, but we’ll develop a Construction Environmental Management Plan to avoid, minimise or mitigate construction effects on the environment. It would however be reasonable to expect to see cars, vans, trucks, lorries, winches and other construction vehicles within the construction site and the surrounding area. You can read more about what refurbishment work involves in our Overhead line construction/refurbishment factsheet.

As we’re still developing our proposals, we may need to carry out surveys and consultation to gain a full appreciation of how these works may impact affected landowners and their activities. Sometimes access may be restricted, but we try to minimise this where we can.
